What Is Redevelopment?
Everything you need to know — explained simply and clearly.
Redevelopment means demolishing an old, worn-out building and constructing a brand-new, modern building on the same plot of land.
In simple words — you hand over your old flat, and in return you receive a bigger, better flat in a newly built structure. The best part? The entire construction cost is borne by the developer.
Many societies in Mumbai are living in buildings that are decades old — with leaking roofs, crumbling walls, broken lifts, and rising maintenance costs. Redevelopment is the permanent solution to all of these problems.
In Simple Terms:
You give your old flat → Modi’s Navnirman builds a new structure → You receive a larger, modern flat. Construction cost is borne by the developer; all terms are explained transparently before any agreement is signed.

Why Choose Modi's For Redevelopment?
Bigger Flat, Same Location
You receive a larger flat — Subject to project feasibility and applicable regulations, members typically receive additional carpet area — giving you more space in the same neighbourhood you love.
Zero Cost to Residents
Construction cost is borne entirely by the developer. Commercial terms, statutory charges, and member benefits are explained transparently before signing any agreement.
Transit Rent Provided
Transit rent is paid as per the agreed terms and schedule mentioned in the redevelopment agreement. No financial stress, no disruption to your life during construction.
Modern Amenities Included
Lifts, covered parking, CCTV security, gymnasium, landscaped gardens — everything your old building never had, now yours to enjoy.
Higher Property Value
A flat in a newly constructed building is worth significantly more in the market. Redevelopment is a smart financial decision, not just comfort.
End of Maintenance Worries
Leaking ceilings, dampness, broken infrastructure — all of it ends permanently. A brand-new building means zero maintenance headaches for years.

What Members Receive
Additional Member Benefits
Redevelopment is not just about a new building — it is about securing a better future for every member of your society. Here is a clear overview of the entitlements typically offered as part of a redevelopment package.
Hardship Compensation
Each member receives a one-time hardship compensation amount as part of the redevelopment agreement — acknowledging the inconvenience of the transition and providing financial support during the process
De-housing Compensation (Transit Rent)
While your new building is under construction, monthly de-housing compensation — commonly referred to as transit rent — is paid to every member as per the schedule agreed upon in the redevelopment agreement
Shifting Allowance
The cost of shifting — both when vacating your existing flat and when moving into your new home — is covered as part of the member entitlements defined in the agreement.
Enhanced Carpet Area
Members are typically offered an enhanced carpet area — a larger flat than what they currently occupy. The exact area enhancement is subject to the project's FSI, TDR, applicable regulations, and overall feasibility, and is clearly communicated before the agreement is signed
Modern Amenities & Upgraded Lifestyle
Your new home comes equipped with amenities your old building never had — passenger lifts, covered parking, 24/7 CCTV surveillance, a well-equipped gymnasium, and professionally landscaped common areas.
Complete Transparency — Before You Sign
Every entitlement, every commercial term, and every charge is explained in full detail to your society committee before any agreement is executed. No hidden clauses, no last-minute surprises.

Frequently Asked Questions
Will I get de-housing compensation (rent) during construction?
Yes. Members are generally entitled to receive de-housing compensation (transit rent) during the construction period. However, the amount of transit rent depends on the overall feasibility and financial viability of the redevelopment project. The final rent amount, payment schedule, escalation (if any), and other related terms are mutually agreed upon between the Society and the Developer and are clearly incorporated in the redevelopment agreement before the commencement of the project
How much extra area will I receive?
The additional carpet area depends on project feasibility — including available FSI, TDR, road setbacks, and applicable regulations. This is assessed during the free feasibility study and communicated to your society before any agreement is signed.
How long does redevelopment take?
The typical timeline ranges from 3 to 5 years, depending on project size, government approval timelines, and construction complexity. A detailed project schedule is shared with your society before work begins.
Do residents have to pay any construction cost?
Construction cost is borne entirely by the developer. Statutory charges such as stamp duty, registration fees, and GST — where applicable — are governed by government regulations and are explained transparently before signing the agreement.
What happens if government approvals are delayed?
We actively follow up on all permissions on your society’s behalf. Our agreement includes provisions that protect members’ interests in the event of regulatory or force majeure delays.
Will I get a parking space?
Parking allocation is included in the redevelopment offer, subject to the project plan and applicable building regulations. Your parking entitlement is clearly defined in the agreement before you sign.
What is a Hardship Compensation fund (corpus fund) and will I receive one?
A corpus fund is a lump sum amount provided to the society for future maintenance and upkeep of the new building. The corpus amount is discussed and agreed upon with your society committee as part of the redevelopment offer.
